Andy Dodge & Associates is a Montreal-area real estate appraisal company which specializes in residential appraisals for tax purposes, relocations, litigation, estates and market assessments. We also have the ability to appraise properties for insurance purposes (reconstruction cost), mortgages, investment collateral, capital gains, or just to let you know what your property is worth.
Our firm has been in operation since August 1989, prior to which Andy Dodge served as an independent appraiser in the Westmount and Montreal areas since 1982. He has appraised over 1,000 properties in and around Westmount – the most exclusive suburban municipality in the Montreal district – and has gained a reputation as one of the most careful and complete appraisers for higher-end residential properties in the Montreal area.
We are members of the Appraisal Institute of Canada, the Canadian Real Estate Association, and the Employee Relocation Council.
We have also carried out extensive analysis of Westmount and central-Montreal real estate generally and keep in close touch with local realtors and real estate agencies. With many clients for whom their home is also their major investment, we have developed an index of the theoretical price of the “typical” Westmount home, defined as a home with the exact average municipal assessment. This gives our clients a “stock quote” on what is happening to the value of their properties. More recently we have been keeping track of volume and movements within the Westmount market to assist realtors (and others) in explaining to their customers how and when to market their homes.
